Starbucks Welcomed As First Tenant in Second Phase of Berwyn Gateway Plaza Development
Starbucks, the largest roaster and retailer of specialty coffee in the world, celebrated a ribbon cutting at its newest location in Berwyn, IL on Thursday, October 1 in partnership with the City of Berwyn and the Berwyn Development Corporation (BDC). Starbucks is the first tenant to open in the second phase of the development known as Berwyn Gateway Plaza. In 2012, Berwyn Gateway Partners, a team comprised of Keystone Ventures, J&P Properties, Bern Realty and Hague Architecture, entered into Redevelopment Agreement (RDA) on the site located at the northeast corner of Cermak Road and Harlem Avenue in Berwyn. This development welcomed six new national tenants to the high profile corner.
In accordance with the goals set out in the RDA, the development team proceeded with Phase 2 located just one block east of Phase 1 at the northeast corner of Cermak Road and Maple Avenue. This 18,000+ sf site will house eight tenants, including Starbucks, Noodles & Company, Betty’s Bistro and Fifth Third Bank. The project is scheduled to be complete by Summer of 2016. The project is financed, in part, with Tax Increment Financing (TIF) funds.
Anthony Griffin, BDC Executive Director, remarked, “Through our public-private partnership with the City of Berwyn, the BDC is equipped to help high quality tenants like Starbucks take advantage of our urban infill opportunities, which typically are saddled with barriers to entry. We are looking forward to the completion of the second phase of redevelopment which will welcome seven additional retailers.”
